Cancellation Policy

Effective Date: May 16, 2026

This Cancellation Policy explains how cancellations, changes, and refunds are handled for bookings made through Boracay Property Management Services ("BPMS").

All bookings are tentative until confirmed by BPMS, which usually happens within 24 hours of submission. A booking is only secured once payment instructions are completed and confirmed.

Cancellations made at least 14 days before the check-in date are eligible for a full refund of any amounts paid, less applicable transaction fees. Cancellations made 7 to 13 days before check-in are eligible for a 50% refund. Cancellations made less than 7 days before check-in are non-refundable.

Date changes are subject to availability and must be requested at least 7 days before the original check-in date. BPMS will do its best to accommodate changes but cannot guarantee them.

Optional add-ons such as airport transfers may be cancelled up to 48 hours before the scheduled service for a full refund of that add-on. Within 48 hours, add-on charges are non-refundable.

If BPMS or a property owner must cancel a confirmed booking, the guest will receive a full refund of all amounts paid, including add-ons. BPMS will assist in finding comparable alternative accommodation where possible.

Approved refunds are processed within 14 business days using the original payment method where possible. Bank or transfer fees are non-refundable.

Monthly rental rates cover the property only and do not include utilities such as electricity, water, internet, or routine maintenance. Specific cancellation terms for long-stay leases are outlined in the individual lease agreement and may differ from this policy.
